4.5 years ago I started renting a home in Michigan. I found it on CL as a rent to own lease w/option to purchase. It’s also a triple net bondable lease; and being as young and naive I was, I blindly signed the contract with a company named Orange REO in Florida. In the original lease with original property owners; there was a provision or clause (idk the difference lol) that stated I’m tenant is responsible for maintenance, taxes, and insurance. The title/deed was sold to a company called Nationwide community Revitalization in California December 2020 and Orange REO told me after the sale, I had no idea they were selling the title. I then received an email from the new company with a new lease and I just assumed, like a dumbass, I “had” to sign this new lease with said company to remain in my house, so I electronically signed the current lease in December 2020. This lease also read similarly as far as being responsible for maintenance, taxes, insurance… but they increased my rent from $350 to $550/mo and changed the duration of my lease from 25 years to 5 years. This lease also states I waive my right to a jury trial. The lease is not in the name of the company (NCR); instead it says “5555 2nd Street Michigan Trust” as the Lessor and myself as the Lessee. I also paid a deposit of $3,500 for the option to purchase, which exceeds 1.5 my rent. Unfortunately, I lost my job in 2021 after signing this lease and my husband is a special needs teacher that earns not nearly as much as he should and also pays child support… I don’t receive child support, either, so the math on our budget just did not work at that time… I immediately applied for the CERA app for rent assistance. They agreed to accept the cera payment and to fill out their portion of the application and submitted it… they ended up getting impatient and filed for eviction as we had to jump through many a hoops to get approved for rental assistance as community action agency repeatedly denied them because they said my lease is actually a land contract; despite not saying land contract ANYWHERE, instead it says “residential lease w/ option to purchase triple net bondable lease”…. I got served an eviction and luckily the day before the sheriff was going to remove me from the property, I was able to gather enough money to cover what I needed to for rent and finally the CERA app was processed. I got another CERA payment in December of 2022 and it just expired February 1st. I was not able to pay rent so they filed for another eviction, this time to terminate my tenancy due to habitually late rent payments (when they were well aware I was waiting for the cera app to process) and also states “breach of contract- failed to maintain property” because I missed a housing inspection that is required in city ordinance for non owner occupied rentals; an inspection every other year. When I moved in there were 20 or so blight violations and I’ve been fined many times because I’ve not completely all repairs, such as painting trim and outside of house (chipping paint) the list is down to 5 blight violations and the inspectors are always very understanding and waive a lot of fines so long as I keep making an effort; it’s only when they stepped into the picture and started handling these communications with the city; from California, that I started getting fined heavily… and missing the appointment for inspection in January, I assume, is what they initially planned to end my tenancy. I have legal aid attorney that has not helped much as he’s the only attorney handling landlord tenant cases currently and legal aid. I went to the pre trial last week and the hearing is April 6th. They have a lawyer representing them in Michigan and one of the asset managers from NCR will be zooming in as well. My original defense was that the eviction, lease, and even the title is in the name of a trust, not an actual landlord. They agreed when they signed the CERA app agreement that they wouldn’t not evict me for at least one month after the last payment was paid by the cera app, which was February 1st. They filed February 14th, so not a month… also they lied to me when they got the first check from cera that I had to pay their legal fees of $550 before they could deposit accept the rental assistance check. So I paid the $550. They also signed on the cera app that they would waive any legal fees that exceed $150. So that sucked. I have a beautiful blended family, 3 amazing kids, a pitbull , 3 cats and lots of cool cichlids lol… so to be threatened with eviction/ homelessness not just once but twice while waiting for my cera app to process…. I ended up admitting myself because I had suicidal ideations; I felt hopeless and defeated when I woke up everyday knowing I was on the brink of losing everything that I’ve worked so hard for… I did the repairs myself even…. To save money. My husband has a bad back and couldn’t help much… so I felt just so scared. I’m in intense therapy now thankfully, but seems every system has failed myself and my family in the midsts of a pandemic and all around hard times being below poverty line. I feel this company is predatory and I’m scared, again. April 6th is coming and although my husband and kids are home for spring break, I’m building my defense all day everyday so the 9 of us don’t lose our family home 😭 I know I left tons of information out but I’m hoping maybe someone has some advice here 🙏 I have not returned to work due to ptsd and the evictions have truly made me spiral. There’s a company called vision properties that the legal aid lawyer told me is getting sued currently in Detroit and they sound a lot like the company that owns my houses title now. The Cardinals will share downtown St. Louis with City SC or City 2 on eighteen different days through September.
I've listed the dates below, but I thought I'd point out some of the more interesting ones up top.
On April 2, the Cardinals, Blues, and City 2 all play home games; on May 20, the Los Angeles Dodgers and Sporting Kansas City for evening games; on June 11, the LA Galaxy and Cincinnati Reds for early afternoon games; on July 1, the Yankees and Kroenke-owned Colorado Rapids; on July 15, the Washington Nationals and Inter Miami CF for evening games; on September 20, the Milwaukee Brewers and LAFC for evening games; on September 30, the Cincinnati Reds and Sporting Kansas City for evening games.
I'm really excited to see what this is all going to mean for downtown St. Louis. I hope there are others out there like me that want to go downtown for a double-dip sporting events day. And then I hope there are others that don't, but who nevertheless help pack downtown with up to 60,000+ fans.

I think the book is set in England or France in WW1. A young woman gets married and her husband dies suddenly, not sure if he dies in the war or not. But then her home in the country gets turned basically into a field hospital for soldiers coming back from the front. There's a lot of soilders who have bad facial injuries and disfigurement. She falls in love with one of the soilders whos face was disfigured. There is another woman there who is an artist who makes masks for the soilders out of very thin plaster or metal and paints them to look natural so they can walk around without being judged.
I'm pretty sure the author was a woman. I'm not sure when it was written but it was a really good historical fiction.
I read this book as a freshman in college after buying it in a library sale, this was about 5-7 years ago. I vaguely remember the cover being purpleish? But I'm not sure.

If you haven't received yours in the mail already, you probably will soon. It will contain a few bits of information from your Assessor...

• Your property's classification - in other words, the Assessor's opinion of how your property is being currently used.
• Your property's valuation - in other words, the Assessor's opinion on what your property would probably sell for, on the open market, as of January 2, 2023.
• A quick guide on steps you can take if you disagree with either the classification and/or valuation.

Let's break each of these down and go into greater depth...

Your Property's Classification This one is about as straightforward as it gets. Is your property being used as a residence? An office? A warehouse? A school? A convenience store? A hospital? Minnesota has plenty of classification codes, but it's usually easy to tell how a property is being used.
Your Property's Valuation This is where things get complicated. There are three basic methods to calculate a property's estimated market value (EMV):

• the sales comparison approach to value (in other words, the Assessor will calculate your property's EMV based on the sales of properties that are similar to yours, making adjustments in differences for things like square footage, year built, and so on)
• the cost approach to value (in other words, the Assessor will calculate your property's EMV based upon what it would cost to build; Marshall & Swift is often considered a reliable source of construction cost data)
• the income approach to value (in other words, if it's reasonable to believe your property could be rented out, the Assessor will use income, expense, vacancy, capitalization, and other rates that are typical in your property's market, to determine its EMV)

At least one of these approaches will be used to calculate your property's EMV, and the Minnesota Department of Revenue mandates Assessors to calculate properties' values within 90%-105% of what a property would realistically sell for on the open market. (Many County Assessors will target 95% because it's very easy to defend.)
Single-family homes typically use the sales comparison approach... unless they are fresh-built, then they might use the cost approach if the Assessor finds that to be more realistic.
A strip mall will probably use the income approach based on the market rates in that area. Or, if it's fresh-built, the Assessor might use the cost approach instead.
Those are just a couple examples.
A Quick Note Before Discussing Appeals Your typical County Assessor understands the classification and EMV of a property has the biggest impact on the size of your school, county, and state property tax bill... but has no control over the budgets of your school, county, or state. As one county administrator put it, "The school, county, and state all decide how big the pizza is... the County Assessor only decides how big each person's slice is." In other words, these units of government set their budgets (or levies), then the County Auditor uses the County Assessor's classifications and EMVs to figure out what that property's portion of the property tax bill should be. So it's understandable someone might want to appeal their property's classification and/or EMV for property tax reasons, but the County Assessor is only interested in making sure the property's classification matches its current use, and its EMV is reflective of what it would sell for on the open market as of January 2, 2023.

How to Appeal Your Property's Classification and/or EMV

There's three basic methods to appeal your classification and/or EMV: you can do an informal appeal, you can appeal through the local and county boards of appeal & equalization, or you can take your county to Minnesota Tax Court.
Informal Appeal This basically means you contact your Assessor and have a conversation about your property's classification and/or EMV. It may or may not result in your classification and/or EMV changing depending on the situation or the outcome of that conversation. The Assessor might ask to perform a complete interior & exterior inspection of your property before making any changes. If all of this is resolved at least 10 days before your Local Board of Appeal & Equalization (LBAE) meeting, a revised Valuation Notice could be mailed out to you, and the whole process is done. If you go past "The 10-Day Window" as we typically call it...
Formal Appeal - Step 1 This is where you have to appeal to your LBAE or Open Book (OB) meeting, depending on which one is mentioned on your Valuation Notice. If you haven't already, have a conversation with your Assessor about your property and see if a resolution can be made, or if an interior & exterior inspection of your property should be done before these meetings.
For a Local Board of Appeal & Equalization (LBAE) meeting, you must contact them and let them know you are appealing your classification and/or EMV. Instructions are on your Valuation Notice. The organizer of the meeting might ask you if you've had a conversation with your Assessor yet. The board consists of your town/city council members, or their designees. If you and your Assessor are unable to reach an agreement, you'll be expected to bring substantial proof of what you believe your property's classification and/or EMV really should be. (Maybe it's a recent appraisal, or a competitive market analysis by a reputable brokerealtor, each Board's requirements will vary; be sure to ask what information the Board wants when you set up your meeting.) Talking about property taxes or your personal finances is not advised since the main purpose of the meeting is to discuss what your property's classification and/or EMV. If you can't appear in person, you can either submit your appeal in writing or send someone else on your behalf. If you and the Assessor are able to reach an agreement before this meeting, there's technically no need for you to show up at the meeting because the Assessor will let the board know an agreement was reached, but I usually recommend my appellants show up anyways since a board can technically decide to reject any agreement if they choose to. It's extremely rare, I've only seen it happen a couple times in the past decade... and it's not fun. Just show up and enjoy watching a small part of your local government at work.
For an Open Book (OB) meeting... well, let's back up for a second. There's a few different reasons why an OB meeting exists...

• you live in an unincorporated/unorganized part of the County; simply put, a Local Board can't exist since the County does everything there already
• you live in an incorporated part of the County, such as a city or township, but that city or township has decided not to do their own LBAE for whatever reason
• you live in an incorporated part of the County, such as a city or township, and that city or township has lost the privilege of doing their LBAE because they were unable to prove enough members of their Board were certified to take part in the meeting

Regardless of why the OB is happening instead of a legit LBAE, most property owners don't see the point in the OB since it's the County Assessor administering a meeting... to see if the County Assessor's classification and/or EMV should stand. It's kind of a "fox guarding the henhouse" situation, as one property owner told me when they learned their city failed to meet the LBAE requirements and went OB at the last minute... but now I'm drifting from the topic. Anyways. You must attend the OB meeting in-person, send someone on your behalf, or submit a written appeal.
Formal Appeal - Step 2 This is when you appeal to the County Board of Appeal & Equalization (CBAE), and this can only happen if you have appealed to either an LBAE or OB already. It's a board that consists of either your County Commissioners, or their designees. Bought this beauty today. Didnt have much time to play with it due to work but, drove it for around 80 miles mostly highway, car runs great, pulls hard, and the enginebseems to be all stock. Only issue thus far keyfob not unlocking doors, will change battery to see if it works and no sound from speaker (boss audio system). Like I said didnt have time to search for answers today so, if anyone have any inputs I appreciated, maybe a fuse or somethinf, all buttons from radio works, just no sound. Beside that car runs strong and thats basically all I found wrong.

Nowhere. Into the ether. Thats why it shows up as "00" everytime I dismantle a high-end (yellow) gun.
You need the Warlords of New York Expansion to do anything fancy in terms of crafting/scrapping/reconfiguration/re-spec when it comes to guns.
Not only that but the year one pass (which comes with the gold edition) does NOT come with Warlords of New York expansion, and vice versa.
So I paid $5 for the original game on eBay and now see why it was so cheap. I wish I had bought the gold for $15-20 and caught the Warlords of New York when its comes on sale.
I'm a little bitter that all of the guns I have dismantled have more or less been in vain

I Just looked on PSN (spring sale just started) and the digital "ultimate edition warlords of new york edition" is marked down from $79.99 to $23.99- and it does include the Year One pass.

Wondering if anyone has any advice on any of this. My only “worry” is I won’t have the same respect from my potential clients being with EXP vs Sotheby’s or Compass Etc. I don’t want to be in a situation where I don’t get a listing because of brand alone.

☀️ ☀️ ☀️ Anyone use Palmetto Solar (based in Charleston SC) to install solar for their home? They seem to have very high ratings from around the country and have a good PR department judging from the articles on them in the last few years, but I’m curious how they fare in California/the Bay Area since they usually farm out work to local contractors.
If you’ve worked with them before, I’d love to know how they did on pricing, paperwork, installation/repairs, and follow up.
The quotes they’ve given us are the most reasonable so far, but I’m wondering if there’s a catch 🤔

The following is an unredacted journal entry from the day after I felt like I was actually capable of doing something. I hope this helps someone or I hope that it least resonates with someone out there:
"Yesterday, I cried hard. A raw wailing from the bottom of my soul. John (my husband) knows me better than anyone; he can read my face better than anyone. And with his decision to call off work and stay home with me, he may very well have saved my life.
Even though it was about two (2) weeks (to keep it in perspective), each moment in that headspace felt like an eternity; water drop torture from something within me me ripping the worst of me out of the ground and rubbing my nose in it. It followed me in my dreams at night; night after night revolving around me being left out and alone in every fun circumstance my brain could come up with. I'd wake up sweaty and with zero energy to awake with nothing to really distract me or keep me grounded. I drank more; I took Zzquil to go to sleep sooner; and bought my first weed vape as a "just in case" measure. It sounds bad (it is bad) but in the name of finishing the day on as good a note as possible, a part of me stopped caring what it took to keep my personal death wish at bay. How vital was my life in everybody else's life? How many hearts would break and how many would simply carry on? Two weeks ago, at my family party, I was painfully aware of how far away I was from my cousins, my aunts, and even my own mother. And at that party, my mother could tell that I was off. It wasn't anything new to be honest... this time though, I felt myself make peace with this destined distance that's always been there. Whether I was too odd or introverted or whether my cousins simply didn't know how to approach me, I felt something tell me in the middle of that party that this party and all the other parties to come wouldn't miss me if I were to stop coming. Is this what one would call a self-fulfilled prophecy? Or one's reality? My mind didn't care about the answer to that last question because... the answer was right in front of me. My own family doesn't talk to me first unless I insert myself in the conversation or if my husband was there to buffer away the awkwardness that comes with the disconnect.
Its a sad truth to admit that the best times you've had with your family was when your husband was with you. You felt the most engaged and alive with your husband by your side because once that evening was gone, you'd be ignored again the next time you came around. Before John, it was your brother whose presence validated you. It is a painful truth that I face with every family gathering I attend on my own and each party only confirms and cements the same painful reality - that on my own, there was nothing to me that would compel someone to keep me in the fold; not out of pity but because I was family who was irreplaceable
That my existence on its own mattered.
At any rate, this is the first time that I've challenged myself like this. There was a long stretch of my life where I truly believed that I was better than my demons. But I've come to realize that I'm not stronger than any demon or God himself. As a God-fearing woman, its up to Him to tell me whether my existence is worth preserving. My faith has pushed me as far as it can and my first real bout with suicide is the proof in the pudding - I've stretched myself as far as I can stretch.
I turn 30 this year... I've figured that if things haven't changed by now with my efforts and my faith, than there isn't anything else for me to say. I've been in therapy for years; I've taken prescription medicine for years; I've believed in God all my life and have prayed for as long as I've been able to talk. And at this rate, I'm destined to be a normal, decent human being who has exhausted themselves in their attempt of appearing worthy of living."
