The soon-to-be college graduate was stuck at home in the spring of 2020 and coasting through Zoom classes. Normally her part-time job leasing out office space kept her busy, but those services weren't exactly in high demand at the time. Cayetano, a self-described "hustler" who got her first job at 14, wasn't one to stay idle. So after doing a bit of research and dipping into her savings, she flew from her home in the San Francisco Bay Area to Cincinnati to check out her big pandemic purchase: a two-bedroom house for which she paid just under $100,000. She was 22. Cayetano had no plans to move to Ohio. Instead, she did what many real-estate investors do: She touched up the property and threw it on the rental market. After the home sat vacant for a couple of months, she fired her property manager and found a tenant by listing the property on Zillow and paying an investor friend in the area to do showings. Almost three years later, she not only manages that first property from her home in California but has built a mini real-estate empire of 36 units. While many aspects of Cayetano's foray into real-estate investing followed a well-worn path, her methods — and mindset — were decidedly of a new generation. She's a member of Gen Z, the cohort born between 1997 and 2012. Unlike millennials before them, Gen Zers have grown up during a boom in home prices. As the older members of the generation embark on careers, a growing number are turning to the world of real-estate investing as an escape from the shackles of a desk. Don't want to make each one too long of a read.
I was getting paid salary + commission and during 2022 we were down to ~5 loans/month in the pipeline, where was during 2020/2021 it was 20-30 loans. I was starting to feel the effects of my pay be significantly reduced and have to change my life style. I did not like this so I looked on indeed for other remote real estate related jobs. I was more than confident I could do both jobs while M was preoccupied with his first born and a slow market. Few weeks went by and nothing.
One day in late 2022 I saw some some YouTube video about buying real estate with 0% down or something. Keep in mind I was working for a local lender and over the past 2.5 years I had soaked up SO much lendereal estate knowledge. I thought I knew everything about RE and that you had to put down 25% for an investment property and go through a lender etc. Obviously you can buy in cash.
Somehow I went down this rabbit hole and opened an entirely new world of RE I never knew about; seller finance. I was in complete awe that it was a thing where seller's and buyers could negotiate terms on a property and not use a lendebank.
Gears started turning in my head..I didn't have to save up 25% and get a terrible rate from a lender. I could negotiate the deal with the seller to be...anything! My initial plan (before knowing about SF) was to buy properties in Cleveland. a single or a multi unit. Ohio is landlord friendly and most of Cleveland are those who rent. We're still in late 2022, maybe Sept/Oct. I had no desire to cold call sellers and get yelled at. I know you get used to cold calling, but I just didn't want to do that. So, I called up listing agents for properties in Refin/Zillow and pitched them seller finance. Got a few maybes, but mostly no's. My deliverability wasn't honed yet; I didn't have my script mastered etc. I failed, a lot, but made dozens or hundreds of calls.

2023.03.15 21:12 GothicBelle1979 In need of some advice in dealing with the prison system in Ohio and if anyone has a loved one incarcerated at Grafton correctional institution in Ohio? My best friend is up for parole in April 2024 and is already starting re-entry classes and sessions. What all can I expect in this process?
Has anyone been through the parole process before? He's had no discipline issues or any write ups. He's been a model inmate and even completed several programs. How can I help him during this process and can I write a character letter to the parole board on his behalf? Thank you kindly in advance!

In perspective. - If you're on reddit, you're likely to skew from the middle to the right in terms of income.
- If you're lucky enough to be making $100K while single with no strings, recognize that you're not middle class at that income, and that, rather than joy, it's offering you options. Additionally, it's generally true that work rules get more punitive as yo go down the income spectrum, so you don't have that looming over your head either. For example, you probably have paid time off, and if you got into a car accident on your way to work, you're unlikely to be fired as a result of that. Your employer is likely offering some amount of money towards your retirement.
- this doesn't mean you get to buy your dream life with no effort, it means you have more choices. Your current place is likely safe and functional, and it's not going to hurt you to rent for a time more while still aggressively saving...even if it isn't your first choice.
- the descriptions of earlier decades that you see in some posts are generally drivel, and if someone is using said description to justify anger or make you angry, it's guaranteed.
- Locally, we have similar incomes to the rest of the country, but very roughly half the home cost. We have better health, cheaper cars, more ability to travel (with substantially lower fares), and connectivity relative to previous generations. Odds of finishing high school on the whole are higher, as are odds of getting a college degree. While we obviously have a long way to go still, gaps in salary between races and sexes are improving, as are gay/etc rights. It's been decades since I heard a story where someone was unable to buy a house because they were Jewish, or another person had their family targeted for hatred because they weren't white and bought in a "white neighborhood".
- Most homes come pre-wired for internet, have AC and central heat, and have circuit breakers and a least slightly more modern electrical work.
- On the whole, you all are a lot better off and a lot luckier than you realize. Of course you still have the right to complain, but at some point you should figure out whether your complaints are grounded in reality. Many tendrils of the reddit narrative are actually pretty poisonous.
Definitions. Skip if you already know what mean and median are, and how to figure out income class.
Middle class, as defined by Federal, State, and research entities, is determined by household income bracketing. About half of both the country and Ohio are shown to be middle class as a result. In Franklin County, the other 50% breaks close to evenly between upper and lower classes.
In reddit, I regularly see posts like this one:

...Look at this lunacy. 160,000 upvotes. If you have no other basis or background in history and reality, and refuse to look at information, not only are you going to draw really inappropriate conclusions, you're also going to develop a disgruntled attitude about things that you should actually feel grateful for, and are far more likely to develop increasing resentment. And it leads to like a fifth of the comments in yesterday's discussion on how hard it currently is here to be a first-time homebuyer.
We need to start with definitions so we all get on the same page. What does middle class mean? Middle class, when talking about income, is one of three possible designations, the others being upper and lower.
Middle class itself is defined as being households with 2/3rds to 2x the median total household income, and the
total household income is the sum total of salaries for people living in a home, divided by the number of people that money supports.
Median, as long as we're on the topic, is one of three commonly used "measures of central tendency", and mean and mode are the other two. Don't worry, not going to get heavily into stats here; I'm including this because most people will have encountered this information in 5th or 6th grade, and then never used it again in their life, or only used it off/on through high school math. Measures of central tendency are important for people to gain knowledge on what is common or unusual, and is used to understand the world better. Mode is only very rarely used and won't be discussed here. Mean, or statistical average, isn't frequently used for income because making $0/yr is a real thing, and that's the floor, but there is no limit on how much you can make (the ceiling), and we have local billionaires to prove that. For mean o be a good description, we need a "normal distribution", which happens when there is a roughly equal chance of being a certain amount away from the middle, and no extremes exist. In our income situation, that means there should roughly be as many households making, say, >$110,000 as ones making <$20,000, and this is definitely not the case, nor are there even incomes on the lower end to compare higher ones to when a certain point is passed. So we use median, which puts all household incomes into a list from smallest to biggest, and takes the number in the middle of that list as being the most representative of the group as a whole.
Example: ten kids take a difficult test, and their percents scored are as follows: 0, 2, 3, 5, 10, 10, 12, 40, 68, 100%
We want to say how the kids did on the test. Crummy, obviously, but we want to say something more than that.
Mean adds all the numbers and then divides by the total number of scores: 255/10 = 25.5% It's the statistical average.
Median looks at the score in the exact middle of this list: 10%. It's the number where half the list is higher and half the list is lower. Because it was more common to get a really low score on this test by far, median is the more informative number to look at. And this holds true for salary as well.

Hello all!
My wife and I had our daughter 11 months ago, and since we both work remote, we have begun to research areas of the country that are well-rated for raising families. Not only did I frequently see Ann Arbor not only on, but at the top of a lot of these lists, but it's also just a short 3.5 hour drive from where I, and all of my family, am currently located (NE Ohio).
We made a pretty spontaneous trip that way a couple of weeks ago and stayed at the Residence Inn downtown. We probably couldn't have picked a worse time weather wise, while we are quite used to the cold here, it was during the cold front that brought temps to around 11 degrees without wind chill, so we weren't able to do much with the baby. That being said, from what I was able to do, I really enjoyed the city. There seemed to be plenty of good food, good coffee, and neat little shops everywhere. It seemed very clean, walkable and safe, which are all important to me. Not to mention, from what I've read and the people I've encountered, it seems like a pretty liberal city, which is way more up my alley than where I currently live. I am a pretty talkative person, and ended up chatting with a few locals while I was there - everyone was super friendly and talked the city up, encouraging me to move there, which is a very welcome change compared to other cities I've considered where newcomers are more or less unwelcome (I was even told I already fit in by owning a Subaru!). But I digress...
While we were initially taking things slow on the moving front, we just so happen to live just over 30 miles from the East Palestine train derailment that occurred a couple of weeks ago (ironically, while we were in Ann Arbor). This has expedited our plans a bit - while there seems to be a lot of confusion in the media as to whether or not it is safe here, with our job flexibility it seems irresponsible to take the risk with a baby. We are considering moving out that way sooner than later, even just to try it out. We would be renting at first, until we decide whether or not to sell our house (we bought when it was a buyer's market, and refinanced when rates plummeted, so we are in a fantastic spot with the house).
We are looking for a neighborhood that is walkable, hopefully close to downtown, but with a family friendly vibe. We also need to be able to have a yard for our dogs. I understand Ann Arbor is a college town, and I do not mind that in the slightest, but it would be nice to be located somewhere less transient where there is a bit of community and my daughter has the opportunity to meet some friends locally. I was also wondering if there is a preferred site/app for rentals over there - it seems Realtor has a lot more than Zillow for example, but I was curious if there was anything else anyone would recommend that is either more area specific, or commonly used that way.

I've noticed a few questions regarding how to get ammo, fusion cores, and other items. I posted the below in an old comment and I'm still a believer in farming routes in 76. I don't need as much stuff as I used to so I don't farm as much. New players might consider a route with stops for lead, ballistic fibre, or black titanium. Maybe places like Helvetia for things like wood and salt, depends on what you need.
I invite others to comment with other good stops or examples of farming routes. If I were to come up with a route today I'd include the Cranberry Bog for locations like Lost Home and armour plan spawn points.
"I'm a fan of farming in a big circle around the map. I prioritised magazines, safes (largely just for the technical data), sugar bombs, and, time permitting, fissure sites and popular killing zones such as West Tec, Huntersville, and Whitesprings.

My question is probably one part personal finance, and another part fighting back emotions and lifestyle creep. I feel I have a pretty good grasp of the numbers but could use another set of eyes to either knock me down a peg, or let me know we should be good :)
A little backstory:
My wife(34F) and I(35M) have been in our current starter home for about 6 years. We paid $185K for it back in 2017, Zillow now estimates it at $275K, but Zillow doesn't know about the basement we finished that adds about 800 sq. ft. of living space, so let's call it closer to $325K(just my guess). We had our first child a year ago and have been thinking about where we really want to put down roots, and our current city in Ohio isn't in our long term plan. We've decided to move a couple of states over to the Chicago suburbs, and are now deliberating exactly where and what kind of house we will be looking for.
Our finances:
HH income: ~$150K - $230K (this is a bit variable since I am in sales and my commissions vary widely. My wife brings in about $40K working 3 days a week, and my base is $110K, so on the low end HH income is $150K, on the high end it could be closer to $230K.)
401Ks: $290K
Roth IRAs: $50K
Inherited IRA: $190K
HSA: $18K
Daughters 529: $86K
Brokerage Account: $470K (invested in low cost index funds)
Liquid Cash: $182K (this is for the down payment, does not include about $30K emergency fund that will not be touched)
Crypto: $60K
Precious Metals: $25K
Debts:
Current Mortgage: $132K
Projected Home Purchase:
Some factors and feelings going into this decision, home prices where we are looking are inflated compared to our current market. That's not to say that I think they are overpriced neccessarily, it's just a more desireable area with good school systems, and being outside of a major metro makes it more expensive. We are also trying to 'upgrade' in home; we've been in our starter home for 6 years now and want to move up to more space, quality finishes etc.. I recognize this is very much a 'want' and not a need as we're a family of 3 (plus 2 big dogs), and don't plan on having any more children. Lastly, I really do not want to move again at least until our little one finishes highschool, which is about 16 years from now, so I don't want to "under buy", if that makes sense, and end up wanting to change homes again in 5-7 years.
So all that considered, here is where I'm thinking with the budget. I would like to purchase something in the $650K - $700K range. From what I've seen on the market this is the price range that we can expect to get absolutely everything on our 'want' list. Remodeled and fully upgraded turn-key home, contemporary styling, ample square footage, large backyard, desireable location.
Down Payment: We would be rolling over the cleared equity in our current home for the down payment, as well as adding in the liquid cash reserves. So for equity I'm estimating about $173K (est sale of home at $325K - $20K realtor commission - Loan balance of $132K) + $182K liquid cash, gives a total down payment of $355K.
I'm also considering selling off the crypto and precious metals to add to the down payment (crypto is pretty much a wash on gains/losses so would be minimal tax bill), this would bring the down payment up to roughly $440K
Loan Amount: Assuming a $700K home (add $10K for closing costs?): $710K - $440K = $270K loan (or potentially $355K if I don't sell the crypto and metals to add to the down payment)
Estimated Monthly Mortgage/Taxes/Insurance Payment (keeping in mind Illinois high property taxes):
Assuming a 5.5% rate on a 30 year loan.
with smaller down payment = ~$3,505
with larger down payment = ~$3,022
Does this seem like an extremely unneccesary position to put ourselves in? I know we're looking at having a large down payment, but just because we can doesn't mean we should, right? That's a large portion of our non-retirement net worth being tied up in our home, which could be put to better use in the markets.
I think part of the shocker for me is our current mortgage payment is only $1,000 all in, so tripling or quadrupling that just seems wildly irresponsible to me. Not to mention the taxes on a $700K house in Illinois would be about $1,500 a month, so even if we paid it off early it's still costing 50% more than we're currently paying!
TL;DR: Is a $3,000 - $3,500 monthly mortgage payment unreasonable for a HH income of ~180K?

Hello there, I"m new to the group. I spent one year going to SUNY Brockport about a decade ago, and remember loving my time upstate. It was always green and beautiful everywhere.
We currently live in Colorado, but have some family in Eastern Ohio, so we're planning on moving in the next couple of years to start a homestead. We do a lot of gardening here in the Denver area (and love it), but land is pretty pricey here, and water makes it difficult as well. But we'd eventually like to have 10-20 acres and have chickens, goats, orchard and maybe a dairy cow. We've narrowed down our list to upstate NY or eastern Ohio or Michigan. We really love the mountains and the terrain, so would prefer to not be in the midwest. Even though I've lived upstate, I was a young college student who didn't have an income or owned a home, so I'm not very familiar with real life examples of taxes. I was wondering if there are homesteaders in the area that could give me some advice for things like:
- Are taxes truly that bad in upstate NY? Can someone please explain how school taxes differ from property taxes? Is a Zillow estimate for example much lower than what it would be after school taxes?
- What is zoning like? Would it be hard to build a second home (for aging parents) on the same land?
- Along those lines, is healthcare difficult in more rural parts? If we have older parents living with us, will want to have good access.
- I work remotely, so would need access to a good internet connection. What are rural areas like in these states for that?
I know this is all very high level...but gotta start somewhere. And I want to spend the couple of years doing all the research I can before we commit to buying something in that area.

2 separate appraisals were done one state appointed-27k The other requested by my aunts attorney with little history of appraisals-55k And Zillow estimates of 61k
My mother wants to keep the house she grew up in, in the family well my aunt wants a payday.
Little back story my aunt is a dependent minor who signed herself over to some stranger who got my grandfather to sign a will making my aunt and mother slip of 90/10 but when I found out my grandfather told me he felt pressured and didn’t think anyone in the family would want the burden of doing the legal work for his will or medical power of attorney. He signed a new will and other documents to make the split 50/50 and my father as executor of the estate and medical power of attorney. My aunt is also on SSI. And a dwarf.
Back to the core question, my aunt’s attorney stated we can’t buy my aunt out of her half of the estate and that my father can’t sell the house for less then 55k$the house still had 10k owed on it so that would leave 45k, 22.5K for my aunt who can’t have more then 900 by law because of SSI by my understanding.

Today we will dive into the Pitt – the remains of the territory of the pre-war steel capital of USA - the city of Pittsburgh. We've already been diving shallowly, exploring its history as part of the DLC for Fallout 3 and discussions about the Capital Wasteland. It was then about the years 2255 and 2277, and, unfortunately, we did not know the exposition to earlier events. But now we do with a new story-driven add-on Expedition to Pitt for Fallout 76 being released, History of the region: 2077-2104 Let's explore the historical lore presented. Pittsburgh was very badly damaged during the bombing. After all, the Steel Capital of America is a very attractive target in the war. It is unclear, however, where the bombs fell, because there is no wasteland that we could explore. As a result, the city was in ruins, and the air was filled with poisonous gases, which began to turn part of the local population into mutant troglodytes. There were labor unions in the city before the war, in particular Union Local 42 and Union Local 29, the structure of which formed the basis for the formation of settler factions, the alliance of which forms the Pittsburgh Union. At the same time, after the war, in addition to labor unions, raider groups began to appear, which slowly also began to merge into a single homogeneous mass, forming a faction of Fanatics. It is not clear what their zealous beliefs are about, whether they have any ideological background in the name, but they were diabolical sadists. For years, the Union and the Fanatics have been in a state of full-scale war for the city. One of the groups of raiders keeps to themselves, who transform into a company of mercenaries Hellcat Mercs Company, maintaining conditional neutrality, and working with those who pay them. But they are mostly paid by Fanatics. Union Local 42, located in the Industrial District, had at its disposal The Foundry, which produced ammunition and other equipment, as well as an outpost The Penn in a nearby residential quarter. Union Local 29 was based in the Sanctum, an old cathedral with a grotto, and also had a Trench Camp on the opposite side of the Trench. We will name it like that ourselves, because Bethesda decided not to introduce any names of outposts inside the location. I also admit, there is no clear division between the territories of Unions in the game, and my division of the territory is my speculation for the convenience of perception and preservation of the integrity of the narrative. Speculating about approximate locations, I should note that cathedrals in the states practically do not have underground tombs and especially such large ones as we see in the Sanctum. After all, American cathedrals were not built in the era of the Crusades, and in Pittsburgh the oldest existing cathedral was built in the middle of the 19th century. The current building of the Cathedral of St. Paul is best suited to us as the location of the Sanctum, being the center of the Pittsburgh Diocese, although it was built in the early 20th century. Accordingly, the Trench will be in the eastern part of the city. There are no clear hints to indicate the approximate locations of the Penn and the Foundry. Before 2104 By 2104, the situation for the Union is very deplorable. The alliance is losing territory after territory, and civilians are leaving the city en masse. During the so-called "Bloody Thursday", Fanatics seized the Foundry from the 42nd Union and the Sanctum from the 29th. Hellcats travel to Appalachia, where in 2104 they will be hired by Edgar Blackburn and eliminated by the Blood Eagles in Vault 96. We thought they had HQ and the backbone of the faction somewhere outside the wasteland, but as it turns out they don't. They all fed they soil of the Appalachian land with their corpses. 2105 Yes, as just the last time, I will conditionally, shift the date to the next year after the events related to the Brotherhood of Steel for the convenience of time perception relative to other events in the region. In Appalachia, Responders II are being reformed, as an organization dedicated to helping those in need to survive. They are establishing Whitesprings Refuge center in the resort of Whitesprings, inhabiting the building that has been empty for the last quarter of a century. A refugee from Pittsburgh, a member of the Union arrives to Whitesprings and tries to recruit someone to help his faction in the war against Fanatics. Of course, such a person will be a Vault Dweller. While the Dweller arrives in the Trench region, the Waterfall outpost is massacred by trogs. The rest of the outposts are more or less holding out under their onslaught. The Dweller helps Union Local 29 eliminate a foreman of Fanatics by breaking through the outposts of the Train, the Central Pole and the Overpass, and eliminating raiders in Sanctum. There were practically no prisoners left alive, so there was no one to liberate. Retreating to the Trench Camp, the Dweller is caught by a rad storm, which provoked the troglodytes to crawl out to the surface and gnaw through the remaining outposts of Fanatics that the Union did not destroy themselves– Radstag and Silo. In the Industrial District, everything is somewhat simpler: the Dweller on behalf of the Union Local 42 needs to take out several high-ranking raiders in the area, steal documents and destroy the chemical laboratory in the Foundry. During the raid, a flock of trogs attacks the Penn, but the Unioners manage to drive them away, even though the defenders suffered serious losses. Hi All, hope everyone is doing good. I need some suggestions from you guys to shortlist potential apartments for us.
I am from Columbus, Ohio and going to move to Jersey City on 1st Feb,23 and I am looking for one bedroom apartment for me and my gf. And we have a cat as well.
I am primarily searching in Paulus Hook, Exchange place, The waterfront, Newport, Downtown, Hamilton Park area (found out these areas are happening and safe).
I am not dead set on amenities, but I like good views specially if its Manhattan skyline or Statue of Liberty. I will work from home 4 out of 5 days a week and will travel to Midtown once a week through Path train.
My budget is 3k per month for rent and savings is more important than having a view in apartment.
I am looking into different options through Zillow. Do you think my budget is too low for having a good apartment with view? Or in general, what apartments can you suggest? I have also seen some apartments have one month rent free options, in those cases, my budget can go a little bit higher.
Do you think winter months are better to rent an apartment? How is the current rental market trend?
