Context:
I've been looking around for about 2 years, and found this apartment I really like it for a list of reasons 2b/2b/1c.
Bank evaluated it about 930k (automated evaluation).
Based on other properties in the same block its about 960k - 990k.
Comparing it to apartment that sold last weekend in the next block over its around 1m maybe slightly over.
I'm about to pay 1.1m for it, plan to live in it for at least the next 10-15 years.
I know people over pay that bit extra if they like the property but is paying 100k - 150k over, way too much? (assumption units don't increase in value - much).
Or reasonable if I really like this property?
(I like it because its top floor, fantastic view, good location, close to schools and train station, as private as they come, old block with very low strata, and searching for the last 2 years maybe only 2-3 have come up in that price range in that general location).

TLDR: CT says our sex isn't a problem. I'm not sure LLF was transparent in individual session. Looking for feedback because I'm going crazy over here. Need a reality check either way.
LLF 41 and I (HLM/LL4U? 42) have seen our AASECT couples therapist about 4 or 5 times now. Only 1 or 2 sessions post-intake. We did one in-take session together and then each had an individual in-take session. We haven't talked in detail about what came up in our individual in-takes yet; I plan to bring it up this weekend.
LLF was sick this week so I went for a solo session. CT (and others here in HLC) has stated previously that we do not have a sex problem, we have a relationship problem.
In solo session I said "ok, I 1,000% agree we have a relationship problem. But I'm concerned we're going to do all this work and even be in a much better 'relationship place' in say a year from now and still be looking at an underlying sexual problem." In not so many words: is it possible it's both?
CT says "no, the sexual problems are a symptom. If that were to happen, then we'd so 'ok, you're both in a better place and there's still a sexual gap. Let's look at ways to address that.' But we're not there yet. We have to do this other work first."
I don't know. It felt pretty deflating. Because I absolutely agree we need to do the relationship work and I also know LLF has sex issues that were present long before she met me. So how the actual fuck are those now transformed into relationship issues? Does it make sense why I'm confused, or am I just way off base here?
The CT's response put me in a funk. I know LLF doesn't think there's much of a sexual problem, and so I want to bring the list below into the discussion at our next session. Taken in totality, I look at this list below and think "isn't the majority of this due to some sort of sexual aversion on LLF's part? If not, how is all of this pinned on the relationship?"

Did not want me to look at her body on our wedding night

In first few years of marriage, consistently rebuffed my advances. To the point I stopped trying. Often we would be on the couch watching TV. When discussing this recently, she said "sex is important but TV is also important."
In our first several years of marriage told me that many sexual positions I wanted to try were demeaning (e.g. doggy style)
Tells me she does not have sexual fantasies
Tells me she's satisfied with everything that's happening in the bedroom and rarely if ever has suggestions for new things to do in the bedroom
Until the last two years had only masturbated once or twice
Does not think about sex until it's been about two weeks since last time
Would consistently say "let's have sex tonight (or tomorrow or whenever)" and then completely forget about it

Met a guy on dating app towards end of last November. It was going great, so much in common and our views, values, interests, and birth date as well. We have not been in a relationship in a while. We both let each other know that we are dating with the intention of being in a relationship with someone.
After 2 dates, he was calling me pet names, which was a bit odd for me but I was accepting of it. He did ask me weeks later how long does it take me to make it exclusive with someone. I offered to be friends but he said out of respect for his relationship, we can’t be friends since we were physically intimate before. And I agreed. He kept me on all social media though.
Two weeks later, he randomly sends me some reels on Instagram. I literally haven’t heard from him in 2 weeks since he got into a relationship. I said I thought we were not on speaking terms for now? - I didn't study CS in college; otherwise, I wouldn't be looking into this. I don't care about the career outcomes, as I'm not looking to become a software developer or anything.
- I do want to learn the material, and the reason I'm looking into these options as opposed to self-study/free resources is that I need a way to show mastery of the subjects other than saying "hey, i know how to do XYZ". I'm looking to get a Master's degree and having coding skills is a plus (which I have none as it currently stands). I feel like it's easy to say on the application/resume that I know how to code cus they don't actually test you on it but having something to show for it to prove I actually somewhat know some things about coding would be better and hopefully, it would give me a leg up compared to other applicants.
- on a similar note, Although I understand these aren't actually the universities offering these coding certificates and they are all from edX, I think having the name of a university on the certificate would probably be more validating than a random website. With that said, I am by no means opposed to other boot camps if you anyone has any recommendations that provide a better, more comprehensive education.
- Also, in general, I just learn better when there is a class structure with regular classes and deadlines. Also from my understanding, there will be projects implemented into the curriculum so that sounds good and overall, the ~13k or so these things costs is a good motivator to actually work on it and finish it in the 12-week time frame.

I am having the classic sims 2-on-modern-PC-nightmare, and I feel lost at this point since I had no problems on this very computer with this specific install just a couple of months ago (the last time I played). I don't know if there has been a software update to my computer that has made my Sims 2 game unplayable because I haven't touched the game since then. Sims 3 runs perfectly on the highest settings and millions of mods, by the way.
The problems are: pink flashing after a couple of minutes of playing (never in CAS though), heavy lag in neighborhood view (run perfectly smooth in lot mode). Either crashes ("action will now terminate") on the load screen after finishing making a family, or when loading lots. If I manage to open a lot, it crashes after 3-5 minutes of playing even though it runs super smoothly. Never crashes in CAS.
I have done these steps:
Anyway... I am so tired. What can I do? I am so frustrated since I literally played for hours and hours just this fall. I don't understand! Please help!

- Graphics Rules Maker - tried forcing 4568mb (which is suggested by the program), also tried 1009mb to match my VRAM. It is applied, it is in the laptop log file. I have always used Graphics Rules Maker with the 4568mb setting, and have worked fine before
- Always run the game in administration mode as well as compatibility mode for Windows Vista (is XP better?)
- Have added the d3d9.dll file as well as a text file named dxvk.conf containing "d3d9.maxAvailableMemory=4568" into my TSBin folder
- I have in the past done the memory allocation fix
- Changed my virtual memory amount to be set to 25,000-30,000 in the computer performance settings
- Checked my mods in the Delphy Download Organizer, even though my game ran okay with the same mods a couple of months ago. Doesn't help to remove mods (also I WANT to play with mods, so to be without them is not a long-term option either)
- I delete cache all the time
- I remember doing something related to DirectX too that was recommended, but I am not sure
- I take good care of my computer, always up to date (drivers, everything), always clean temp files/registry, virus searches, frequent complete restarts, a lot of disc space, always close unused programs. It runs really well
Anyway... I am so tired. What can I do? I am so frustrated since I literally played for hours and hours just this fall. I don't understand! Please help!
