I'm a 28yr single, potentially looking to get into the Sydney property market. Have about $200k in savings and budgeting for about $800-$850k for an investment property (would be looking to rent-vest).
What would you consider a better investment for a FHB for around that price-range? A 2 bed unit within approx.10-15km of Sydney? (say Rhodes, Mascot, Alexandria, Lewisham) or a house in Western Sydney? (say Blacktown, Greystanes, Granville etc). Or are even 1-bed units an option in desirable locations such as Surry Hills / Paddington?
Been struggling with this for a while as I understand the apartments will benefit from better location and higher rental yield, while the house will have the land and capital growth potential. So a little overwhelmed by it all!

This sub has been an incredible source of information and inspiration, so I gave myself an hour to write down and share some insights from the recent three-week road trip I’ve had with my partner. General remarks:
- Our main goal was to enjoy nature, so we were okay with spending absolutely no time on the golden circle or in Reykjavik. Due to the weather, we ended up doing both anyway; but these would be the parts of the trip I would skip first. Coming from continental Europe, we had almost no jetlag and could safely start directly with our journey. With more jet lag, some more time to adapt is definitely a good idea.
- We rented a 2WD campervan from Star Car Rental and spent all but the final night on campsites. Our experience with Star Car was very good. The price was competitive and included unlimited mileage, additional driver and all necessary utensils (chairs, table, cooking stuff). We got picked up from the airport and were ready to go within 15’. When giving back the car, we got driven to our hotel without any inspection (we did have zero excess insurance).
- Mid-May to beginning of June was a very nice time to travel. The days are long (I’ve seen no darkness), almost all camping places are open, but the crowds at the highlights are small – except for the big boys in the south.
- We started our days quite early and therefore typically arrived during the afternoon at the campsites. The kitchen area, showers and laundry spaces were often free to use. Be prepared to go to campsites that have only 2 stoves and 1 shower. During prime time, expect some waiting times.
- We picked up around 100 € worth of cash – two campsites were cash-only, everything else was absolutely card-first / cash-free. Useful ressources: - Vedur and Safetravel
: This sub is absolutely right. Learn how to read and anticipate the weather before you get there. We were there during two yellow warnings and these things are really no joke. It helps to have plenty of time to spontaneously adapt the schedule. And we’ve seen it all: blizzard in the West, hail up North, storm in the East and sun in the South. - Google reviews & park4night
: These were pretty accurate for the campsites. 4+ stars are no-brainers, 3+ depend on your needs (kitchen, shower, electricity) and less than 3 should be avoided. Also, remember to rate them yourself during/after your trip to increase the statistical significance ;) - Google Maps/MyMaps
: MyMaps was useful during our planning to fill with random highlights (waterfalls, hotpots, hikes, campsites) and to set up a rough itinerary. Google Maps is accurate on paved roads. On gravel roads, expect some significant delays. Maps calculates with 80 km/h, while you will probably never exceed 50 km/h. In the Westfjords, we guess-timated our times with 2 minutes per kilometer on the gravel roads. The Happy Campers Campsite Map

: This was a cute little App, which we used to keep family and friends informed. You can add pictures and some text to your highlights. This way, you don’t send the same picture into various chats and there is a location- and time-dependent context. Cost:
This is the per-person cost breakdown for our 21-day trip (20-day camper rental, 1 hotel stay, total 3’500€).

When camping in small towns, very often there will be a swimming pool close by. They are not expensive (around 1000 ISK pP) and a great way to relax after a long day. Also, it feels nice to take longer, hot showers without knowing people are waiting in line. We decided to go for some smaller premium spas and were very happy with all of them: Krauma was one of our first stops, the Forest Lagoon was incredible during evening hours and GeoSea was also fantastic. Re: nudity. It takes a bit to get used to, but its very refreshing to see this very open approach to nudity in the pools. No one cares, no one watches – just do your thing. It’s cool to see groups of friends at all age groups be so open about it. Certainly very different compared to continental Europe.
- As we had to skip the Eastfjords a bit due to storm, we had some time left at the end. We spent the last 3 nights on the Westman Islands
. It was great to leave the car for a longer while and do everything by foot. There are plenty of things to do and the swimming pool is fantastic. - Mulagljufur:
Use Google Maps to find the exact location, as of now, there is no sign along the road. The canyon is very beautiful and we ended up hiking for almost three hours. Couldn’t get enough of the views. - Glymur:
The infamous log wasn’t placed when we were there, but the short hike to the cave and towards the canyon was absolutely worth it. - Camping highlights:
Melanes campsite at Raudasandur beach (Westfjords): incredible scenery, wild drive to get there; Thingeyri campsite (Westfjords): directly at the fjord, fantastic infrastructure (probably the best kitchen we’ve had) and IMHO a great alternative to the Tungudalur campsite in Isafjordur; 66.12 N campsite (near Husavik): insane ocean view, good infrastructure, one of the best sites along the diamond circle; Glamping&Camping (Westmann Islands): beautiful setting, good infrastructure. Itinerary

Day 1: Arrival at KEF during the afternoon in pouring rain, set up campervan, first grocery stops at Bonus and Kronan, Dinner at Issi’s Fish&Chips*, Camp at Hjalli Kjos
Day 2: Glymur hike** (up to river, no log), Krauma Spa**, scenic drive into Snaefellsnes, Camp at Freezer Hostel
Day 3: Check out Snaefellsnes highlights, get to Stykkisholmur in the afternoon, Ferry Baldur to Brjanslaekur, Hellulaug hotpot*, drive to Melanes campsite*** on Raudasandur beach
Day 4: full day at Raudasandur, great hikes, another night at Melanes campsite.
Day 5: Long drive through westfjords. Highlights included the self-service fish station in Talknafjordur (amazing fisk bollur**), Dynjandi waterfall and Sandfell hike. Camping at Thingeyri*, relax in local swimming pool
Day 6: drive to Isafjordur, check out city (kind of underwhelming, but it was a national holiday; the brewery is nice), do some small hikes in the area. Camp at Tungudalur.
Day 7: very long drive out of westfjords towards Varmahlid. Hot dog stop in Holmavik and arrive at Lambeyri campsite (cash only)
Day 8: woke up with dead battery, but got jump start by campsite owner. Horseriding tour at Lytingsstadir* was very nice, drive to Akureyri, visit Forest Lagoon**. It was Saturday night when we visited, upon leaving we had police checking every driver for alcohol – so better hold off the pool-side bar ;) wanted to camp at Vaglaskogur but campsite wasn’t open. Went up until the CJA campsite in Laugar with a late-night stop at Godafoss (around 10pm, were the only people there)
Day 9: check out Myvatn area: Dimmuborgir hike, Hverir, Leirhnjukur hike**. Then continue to Dettifoss and camp at Asbyrgi. Late night hike to Asbyrgi ‘island’*.
Day 10: Hike in Asbyrgi canyon, continue to Husavik, visit GeoSea**, camp at 66.12N***
Day 11: long drive with very strong winds. We had to go back to Akureyri (optician to fix broken glasses), so went through Myvatn again with a quick stop at Grjotagja. Beautiful drive, weather was too bad for Studlagil canyon, so we continued all the way to Borgarfjordur eystri. Crazy winds during the night and we were happy that our car didn’t get blown away.
Day 12: unfortunately, no hikes in this beautiful area. Waited for storm to pass until lunchtime, visited harbor with puffins**, drive to Egilsstadir (hot dog stop), continue to Seydisfjordur (kind of underwhelming town, the drive is gorgeous though) and, due to weather forecast, continue all the way to Djupivogur campsite.
Day 13: Incredible drive from Djupivogur to Höfn, stops at Hvalnes and Jökulsarlon. Hike at Mulagljufur***, camp at Svenifell.
Day 14: early-morning hike in Skaftafell**, continue to Kirjubaersklausur for campsite. Had to skip Fjardrargljufur due to weather, visited local swimming pool.
Day 15: yellow warning again. Continued to Vik for Skool Beans Coffee*, quick stop at Reynisfjara beach (red alert was on, so we didn’t go further than the sign), continue to Skogarfoss and hike part of Fimmvorduhals*, camp in Selfoss – swimming pool was closed unfortunately.
Day 16: Weather forecast was very bad, so we spent the day in Reykjavik. Walked around town, grabbed some coffees and visiting the local Sundhöll*. Camp at Mosskogar** (cash-only)
Day 17: Golden circle: hike at Thingvellir, look at Geysir, skipped Delfoss. Camp in Selfoss again.
Day 18: quick stop at Seljalandsfoss, ferry to Westman islands. Set up camp at Glamping&Camping** for the next 3 nights. Visited Brothers Brewery*.
Day 19: Kayak tour with Kayak-and-Puffins-company***. Visited local swimming pool* (trampoline slide was very nice) and watched a local handball game.
Day 20: Hike along volcanoes and coast**, visit brewery again, go to puffin bay**
Day 21: Ferry back to mainland. Drive back towards KEF. Drop-off campervan and spent night in Konvin Hotel. Early morning shuttle to airport (we arrived about 2h early for our 7 am flight and had plenty of time).

Hey, I recently was looking at taking my partner to Brasil, but ended up choosing Costa Rica since it’s a bit safer . Anyway today I arrived at 1-3am and I was expecting to get my rental car, which then I learned closed at 10pm and they never gave me a call or ask if I was showing up ( the plane delayed), I then am able to negotiate the price of a cab down, I get to the hotel (Barceló ) and they informed me my room is damaged and they’re taking me to a different hotel, I get in and from the room I payed to stay in to the room I am staying now is a big fucking difference. I then go to the counter to ask for a shuttle to the airport and they tell me it’s not free. So is this the status quo for a visit here ? I am just not trying to waste my time. I just recently did Korea and that was a world’s difference of customer service( and I wasn’t even paying for expensive experiences)
I don’t know, I am just exhausted and annoyed that I have to pay for a shuttle to the airport ($20) each way and the airport is 5 minutes away.

One night the two of us were at a bar with our other classmates when one spoke up that her partner would be moving to the UK (we are in downtown Toronto, Canada) to complete his masters. She said he would be leaving May. The two of us agreed it would be a smart decision and we started looking at 3 bedroom places immediately, knowing it would be cheaper too. Being that it's Toronto it is bloody pricey. After we signed a lease and loved the place the couple started having second thoughts because of issues with breaking their lease. At this point, I had already moved my stuff in. I had extra cash because of inheritance and said I would help with the moving fee and the first month's rent. At the time I would have rathered spend the money to get people the two of us like in here than gamble to find someone else in a short amount of time and end up spending just as much money that I would to help them. As I am the guarantor of the apartment any missed rent falls to me. The couple ended up moving in within the month that I paid for them.
We needed a lot of stuff when we moved in and I ended up spending all my inheritance from my Nana passing suddenly on setting up the place. And it's a place Im proud to call home but now I am flat broke. When we moved in the agreement was to pay per person but because I chose the room with the attached bathtub I said I would pay more. (with chronic pain and issues I need a bath to function properly). The total rent is 3800$ and we agreed I would pay 1215, and they paid 861$ each, because that's just how we determined the space.
It now turned out that the partner was not leaving in may, but hasn't even been accepted into the program. Now it's “maybe October?”. They keep telling us that they never said May, yet my friend and I and the other person at the bar that night knows that's what we heard. The couple wanted to have a meeting to discuss the amount of rent they spend and how much space we all have. Because at that time we were paying per person and each person had their own fridge space (the fridge was divided in half from me and my friend and the couple). They wanted to pay less rent and to have more room, though. We sat down and I had everything measured out and we went off of the raw size of the rooms. When I added up the room space and did some math I laughed out loud because it was saying I should pay 1800, my friend 800 and them 1100. I thought it would be a quick laugh and we could carry on. But they proceeded to argue for 45 minutes (yes I counted) about that I should pay that, and said “well we were dividing the price of the rooms if you can't afford it we can switch” to which I said, so you want the room? Take it I can't pay 1800. Stating I would never have agreed to live with roommates for 1800 when I could have found a studio for the same price. My friend and I made a statement that we hadn't even taken into consideration the living room, the 2 internets we have and the electricity or the pool and gym into our communal price. We kept repeating it should be 1200, 1200, and 1400. They argued with me until at the 45 minute mark I lost face and stormed off. Eventually because I did the equation in ChatGPT they listened to me about the price. And they still ended up paying less than what we suggested. Now some context, they were paying 2300, and I was paying 950 before moving here. Their argument to me paying that one months rent for them was that they wanted to look at places in April, even thought back in January my friend was in such a precarious situation that she needed to move out and sleep on their couch. And that the cost of rentals in Toronto has gone up by 10% since January.
My agreement to splitting the rent per room was that it meant to also divide the living room and kitchen by 3 as well. So I measured the fridge and counters, everything. I divided it as close to even as possible without saying 1/10 of this shelf etc. The came back and said “this needs to be fair for everyone”. (the audacity after arguing that I should pay as much as all 3 of them combined). And said “I cut the cake, you guys get to choose the slices” I never intended to take the biggest space, in fact at the end of the day I ended up with the smallest space. But the day I measured everything they were apparently too tired to sit down and discuss it, yet we were forced at 1am to talk about their issues. But when I waited until the new payment was in effect they made us wait for an entire week for them to come sit and look at the plans. Even still they have this one shelf in the living room that is only their stuff and they made the gesture to take my rice off of their shelf that day. Yet when I mentioned each room should have a shelf in the living room then they said there isn't enough room.

Were you a fan of BF1942/BF2 bots as a younger person? Just firing up any map, picking any team and hopping into any unit or vehicle? If you want a 2023 version of that, then I have to let you know about Easy Red 2. The Normandy DLC
has just released, which has some of the best missions for WWII, not only from a nostalgia standpoint, but from a mission quality standpoint for ER2. All D-Day beaches (Even point du hoc, with rope launchers), Carentan, Pegasus Bridge; you name it. Are the bots any good?
I've always kept an eye on bot games, because to me bots are important. They give a power fantasy, easy access, and there's no worry about servers going down. I've played Ravenfield, Brass brigade, the BFs, Battlefront 2...I've seen a lot of bad bots
Easy Red 2's bots, while not perfect; are pretty capable. Missions feature Battleship support [that WILL fire smoke/HE artillery for you], Tanks/APCs, Mortar and AA emplacements, MGs, AI medics will revive fallen soldiers, they will surrender IN battle, open doors/windows.
You will get fked up by a Flak gun, but if you take it over, it's sooo funny to see your friendlies turn the guns on the enemy. Honestly, so many little emergent moments happen in the missions thanks to the bots.
I like commanding a tank, and not even using the gunner spot because the AI units in the hull gunner and turret will capably shoot at shit! Baring in mind tanks are not just 'hehe HP bar!'. They have the requisite weakpoints and critical failues of an Enlisted/WoT. If I tried to do this in BF1942.....uh oh lol. Meat n Potatoes WWII!
To me anyway, Normandy is the quintessential WWII experience thanks to Saving Private Ryan, Medal of Honor. ER2 now feels complete. I guess it's childhood nostalgia but not having an Omaha beach in a WWII game feels wrong.
The game is super cheap, the gunplay is decent, and the FP animations have mostly been reworked also. I streamed to my friends the other week and they were like 'Is this that weird bot game you showed us months ago??'. A developer spotlight
Other than Deep Rock Galactic, I just like to shed light on hard working developers, and Marco [and co] are well worth your time. ER2 has come a long way, does a lot of cool stuff for a VERY generous price. This DLC is 9 months in the making, and it shows. Pricing
For £5.83 base game, and £4.34 for Normandy, you have a platform of decent missions and I saved the best til last. CUSTOM WORKSHOP MAPS!
Thanks to Normandy and all those juicy assets like houses, hedgerows and all the other tools, map makers will be making some cool maps for this. The base game featured more Mediterranian stuff (I didn't mention the Soviet/Stalingrad DLC either), so it's awesome to have more European stuff in the game for modders.
The map and mission editor are featured in game, you can literally paint a terrain map...in the friggin game. I haven't ever made a map, or mission but it's there and is very capable. Play with friends
So not only do you have a great lil game, you can host any mission [custom, or default] and play with your friends, and even have people drop into your mission if your hosting settings have room for them.
It's quite fun to have a random or 2 drop in and act as an enemy. Even though the AI will mess you up, having a real person in there as a sniper or actual tanker will really add a hazard level to your experience.
You can go from your desktop, to playing with a friend in probably 2-3 minutes tops. It's just good honest fun, with no gimmicks in the land of shitty AAA games and broken promises.
